When is the best time to sell your home?

I'm often asked; "when is the best time to sell my home".  I analyzed statistics going back 20 years wanting to validate whether Calgary's Real Estate Market has a cyclical nature or not.  It turns out that it does, with the exception of a few anomaly years.    The diagram below is a reflection of Calgary's Real Estate Market Cycle. The overlaps indicate a transitional time from one market to another.  You'll see that clearly there is a distinct "Spring Market" which many people intuitively refer to. 

Although I find that many people wait far too long to into the Spring market or beyond to begin marketing their property.  Typically, most people I work with underestimate the time and energy required to prepare their home for the market and end up missing the window of opportunity at this time of year.  Others believe that Summer is a better time to show of their beautiful without realizing that ultimately they will be competing with many more competing homes compared with earlier in the Spring.  There is a caveat to the below Market Cycle though….. every home must be measured separately.  It’s dangerous to look at a broad perspective / macro-market like below, and not focus more closely on the micro-market / market niche’ that your home actually lies within.
